A bridging loan is a short-term funding facility secured against property, designed to provide fast access to capital while a longer-term funding solution or property transaction is being arranged.
It is typically used where speed, flexibility and certainty are required, for example, to complete an auction purchase, secure a time-sensitive acquisition, refinance an existing facility, fund light refurbishment works or raise capital against an existing asset.
Bridging finance is intended to "bridge" a temporary funding gap. The loan is repaid through a clearly defined exit strategy, such as a sale, refinance or other planned capital event.
Because bridging loans are secured against property and structured around the strength of the asset and the exit strategy, they allow borrowers to move quickly and decisively in situations where traditional lenders may be unable to act within the required timeframes.
For every completed deal introduced, we pay procuration fees from 1% to 2% of the gross loan amount.

We provide opportunities for participation in secured loans against Residential and Commercial properties across the UK.
Arial loan Investors can choose from first and second charge loans secured against UK real estate with returns from 9% to as much as 12% per annum.
Loan opportunities are selected by Funders, enabling full autonomy to create a diversified portfolio based on individual appetites and desired returns.
Arial co-invests alongside its Funders in each loan transaction. Where this occurs, Arial’s capital is structurally subordinated to Funder capital. For this reason, Funders benefit from a lower-exposure position in the loan which is reflected in the 'look-through LTV'.
For example, where a total loan of £600,000 is secured against a property valued at £1,000,000, the total gross LTV of the loan is 60%.
However, if Funders provide £500,000 of the loan and Arial provides the remaining £100,000 as subordinated capital, the Funders’ look-through LTV is 50%, being their £500,000 exposure against the £1,000,000 property value.
In all such structures, Funders benefit from priority of capital repayment. In any repayment or enforcement scenario, Funder capital is repaid ahead of any return of Arial’s subordinated capital.
